Top choice is that adorable, 99% turnkey home in S. Pocket on Little River. The backyard is as beautiful as we thought it would be. An oasis. My office/workout space would be on the back patio, weather permitting. It's covered; has a ceiling fan and we can get a propane heater. Maybe do a sunroom at some point.

Seller willing to lower price by $15K. He wants US to buy it more than the other offer. It will be a stretch, but I actually spend way too much so I would just cut that out and voila there we are. I have the money; just ran the numbers. We must make a decision by tomorrow AM.

Second choice is not so turnkey. We are not DIYers. It's cheaper and about 25sf smaller BUT it has a sunroom with A/C that would be the Cassie room. I mean, $560K next to the canals? You cannot beat that.

It's on 1/4 acre. It's two houses over from the Pocket Canals. It will need a new fence in back and we can see some siding will need to be
repaired. This could add several thousand to our cost for the home.

There are already two sheds in back. We would get one more, and at some point put in an ADU. Sac allows this by right (first city to do so in CA, and beat the state to it!) and the county actually offers 4 floor plans/designs that if you use one, you are automatically permitted at least for the structure. Would also mean running lines to it and etc. So not right away. That fence is priority #1.
