Plus it has a working whole house fan AND the 10 by 10 shed in the back is electrified and can be made into a he or she shed!!!!
I think upfront repairs will cost far less than I anticipated.
The roof - and we knew this - needs repairs but not a replacement quite yet. Not super expensive. There are some issues around the hot water heater and the way it was installed, there are roots in the sewer line (we also knew about this but not too expensive to fix) and the main shower needs a new pan.
there is evidence that squirrels got into the attic but that's a quick fix. (We knew this too).
I cannot believe we got two major GOOD surprises.
So, with all this, we can afford to pay a contractor to build our closet (which is a walk in), LW's closet, expand the kitchen counter area and add storage.
We spent a lot of time in the yard, and we now love this home and cannot wait to close and move in. We will move in later in December or so.
